Hackney Wick is an area under current gentrification, as a response to this, a new business institute focusing on educating the local community in business and finance will help afford them better work opportunities in the nearby Canary Wharf. With these better work opportunities, we can help the local community stay within their local area as living costs rise with gentrification.

The four main components of the building are the office section, education section, social and collaboration section and the interview section. This creates a lineal flow through the building with users starting in the education section, moving to collaboration, then to interview, where they could be offered a place within the offices.
